The approximately 2,500–3,000 sq. ft. project included flooring, storefront cladding, signage, electrical work, retail lighting, HVAC coordination, low-voltage systems, permits, inspections, and final turnover.
As the commercial general contractor, King Renovate coordinated the full construction program with the client, Oxford Properties, consultants, and licensed trades. Our team managed the project from site mobilization through final close-out, allowing the client to work with one accountable point of contact throughout construction.
A key challenge was completing the storefront finish at the lease line. The cladding could not project into the mall common area, and the available depth did not allow for a conventional reveal detail. King Renovate implemented a precise glue-down cladding solution that maintained the approved boundary while delivering a clean, professional storefront appearance.
Through detailed scheduling and coordinated execution, the full project was completed in approximately one month, with the required building and mechanical permits, ESA requirements, inspections, and close-out successfully managed.
